Solutions

The concept of group housing is new to India and process is streamlining every year.

Painting in Vasundhara, Ghaziabad: Payment Security to Customer & Contractor

In Last Blog, we have shared how professional painting work was awarded to lowest price and best rated painting contractor in Vasundhara, Vaishali, Indrapuram and Noida who competed equally on technical and execution parameters with other painters for work at Vasundhara.

In this blog, we will share the condition of blog and how e-Ghar.com played a role of catalyst in payment security. Before starting of work on Day 0, the condition of flat looked terrible because it has remained vacant for a long duration. It is a general scenario of a flat or house which needs painting as part of its maintenance in every 3-5 years. We recorded the conditions of flat before painting in following three areas which were critical and published their progress timeline on blog:

A duration of 15 days is fixed for completion and handover of the works. Now there is a situation where painter is asking for advance to start the work and customer was fearful that how can he pay money to an unknown painter. Our Manager realized the confusion and clarified to customer that he is going to pay 30% advance to e-Ghar.com while e-Ghar.com is going to release payment in parts to the contractor. A comfort expression has came on the face of customer when he sensed the unrealized benefit of including a third party like e-Ghar.com in execution of works.

It was also a benefit to the painter who felt confident that e-Ghar.com has received 30% of payment so he will get paid eventually upto that limit. The confidence & trust encouraged him to procure material upon confirmation of receipt of payment by e-Ghar automated systems. The worked kicked off without actually paying anything to contractor. Though later in day, manager visited the premise and paid part advance to the contractor which was actually a payment for the procured material and engaged manpower.

In this way, at Day 0 worked kicked off in secure environment to customer and painter. Next we have continued story with timeline of works in critical areas and surprise quality checks at site.

Painting in Vasundhara, Ghaziabad

T. N. Kakaji (TNK) stays in Cannaught Place, Delhi and owned a flat in Rail Kunj, Sector-3, Vasundhara, Ghaziabad. He planned to re-paint his flat before leasing it to new tenants. In second week of April-2016, he communicated with us and realized our venture e-Ghar.com which facilitates the home construction & maintenance in Vasundhara, Vaishali, Indrapuram and Noida. He raised painting query on our Mobile Website for his flat and our customer care assigned a personalized manager Mr. Antriksh to him who collected his requirements. Against the requirements, three painters Mr. Lal Bahadur, Mr. Rohtas and Mr. Salim quoted for the work. Flat Possession Checklist – a new trend for handover

Along with Antriksh, I joined Gomo at his office at Punjabi Bagh for a brainstorming session to bring value to customers of e-Ghar. The discussion started by stating the real life problems of household customers where we discussed about my brother Ankdeep Bhardwaj who took a flat in Sec-78, Mahagun Moderne. He stays in Kuala Lumpur, Malaysia and doesn’t know what things to be seen in his flat before taking handover. Antriksh has always focused on operational solutions for customers which encouraged him to solve Ankdeep’s handover issue as challange.

For solving his problem, we engaged our experiences of construction industry, where project management companies prepare a snag list at time of handover of project to the sponsor. We developed similar matrix for residential customers and though of inspecting flat on their behalf which eventually enables them with construction expertise. We built on-site Inspection List and Photographic Checklist for concluding it as a process.

Finally, the day came when we went to Ankdeep’s Flat for property inspection and came up with 70+ snag points. We took a full day to prepare inspection report which we mailed him on next day. As soon as we mailed, we felt nervously excited because we want to have a genuine feedback from him but POSITIVE. To our surprise, he instantly called back and informed that he has referred us to few of his other friends. We felt like getting a job, just after submission of CV to a company, without interview. Later in the day, we got another call, “Are you e-Ghar? Do you do inspection?” and since then we have introduced a new trend of handover.
